TalktoJessebeforeyousell.
A real conversation, not a one-page report. Jesse walks through your neighborhood’s open market data with you live — what’s selling, how fast, what’s been sitting — so you understand the picture before you decide anything. In English or Spanish.

What is my Las Vegas home worth — honestly?
A 30–45 minute call where Jesse opens public market data for Henderson, Summerlin, Spring Valley, or whatever ZIP your home is in — and walks you through it the same way he’d walk it with his own family. Three things you leave with; one thing you don’t.
Recent sales, days on market, current inventory in your specific ZIP — not Las Vegas as an abstraction. Where the buyers are, at what price band they’re landing, how long the typical home in your block is sitting before it goes under contract. The picture, not the headline.
The open data won’t quote a price for your house — no licensed broker can without inspecting it. But it tells you a lot about who’s buying and at what range. Combined with what you tell us about your home (square footage, age, condition, recent updates), the conversation grounds your expectations in reality, not in a Zillow number.
If listing makes sense, what comes next — preparation, photography, listing strategy, escrow path. If waiting makes sense, what changes the picture and how to know when the moment has shifted. The honest answer to “what is my home worth?” is “it depends, and here’s the data that helps you decide.” That’s the conversation.

What happens next.
- Today. We receive your request and confirm by email within one business day, with options for the call time.
- Before the call. Jesse pulls up the open market data for your ZIP and your area so the conversation has the picture in front of you, not generalities.
- The call (30–45 min). Jesse walks the data with you live, in English or Spanish. You leave with a clearer picture, the next concrete questions to ask, and zero pressure to list.

Twenty-two years, then the honest call
“We lived in that home 22 years. When the kids left, my husband and I decided to downsize. The conversation Park Place walked us through was the most honest one we had — they even told us if we waited six months the price would land better. We waited. They were right.”

Before the consultation
What sellers ask before the call.
Quick answers to the questions that come up before you book the honest read.
Why doesn't the sell consultation include a written valuation report?
Two reasons. First, a licensed pricing opinion requires walking the property — not a phone call. Without that, any number we put on paper would be a guess wearing the appearance of authority, which is exactly what we don't do. Second, the 'free home valuation' downloads you see across the internet usually exist to capture you into a sales funnel, not to inform you. We'd rather have a 30-minute conversation where you leave with the picture in your head than send you a PDF you didn't really need.
Is the Park Place sell consultation free?
Yes. No cost, no card on file, no commitment. The 30 to 45 minutes are an honest market read for your block — Jesse opens the open data and walks it with you live. If afterward you decide to list with Park Place, that's a separate conversation with its own representation agreement. If you decide not to, you've still walked the data with someone who's been reading this valley for 35 years.
Do I have to list with Park Place Realty after the consultation?
No. There's no agreement signed before or during the consultation. The listing relationship begins only when you decide to move forward and sign a representation agreement — and that's a separate, intentional conversation. The consultation itself is just the consultation: an honest market read with no follow-up unless you ask for one.
Prefer to talk first?
We'll call back to set up the consultation — no PDF before Jesse has walked the property.
