Why doesn't the sell consultation include a written valuation report?

Two reasons. First, a licensed pricing opinion requires walking the property — not a phone call. Without that, any number we put on paper would be a guess wearing the appearance of authority, which is exactly what we don't do. Second, the 'free home valuation' downloads you see across the internet usually exist to capture you into a sales funnel, not to inform you. We'd rather have a 30-minute conversation where you leave with the picture in your head than send you a PDF you didn't really need.

Is the Park Place sell consultation free?

Yes. No cost, no card on file, no commitment. The 30 to 45 minutes are an honest market read for your block — Jesse opens the open data and walks it with you live. If afterward you decide to list with Park Place, that's a separate conversation with its own representation agreement. If you decide not to, you've still walked the data with someone who's been reading this valley for 35 years.

Do I have to list with Park Place Realty after the consultation?

No. There's no agreement signed before or during the consultation. The listing relationship begins only when you decide to move forward and sign a representation agreement — and that's a separate, intentional conversation. The consultation itself is just the consultation: an honest market read with no follow-up unless you ask for one.
