Who we are
Two companies, one point of contact, separate legal obligations.
This site is operated by Park Place Realty, LLC, a Nevada-licensed real estate brokerage. When we offer information about mortgage financing or you request financing services, those services are provided by Geneva Financial, LLC — an independent mortgage company, not affiliated with Park Place Realty.
Jesse Fonseca operates in both companies under separate authorizations:

This separation is legally significant. The terms applicable to your transaction depend on which entity is providing the service. Geneva Financial publishes its own terms.
Using the site
What you can expect from us, and what we expect from you.
Use of the site
The site is offered "as is" for your personal, non-commercial use. You agree:
- Not to use the site for unlawful or unauthorized purposes
- Not to submit false, misleading, or third-party information without authorization
- Not to attempt to interfere with the site's security (anti-bot, authentication, etc.)
- Not to use automated tools to extract information from the site without authorization
Information on the site
We make reasonable efforts to keep information accurate, but the site doesn't guarantee:

Information about mortgage programs, rates, qualification, and terms changes constantly and depends on each borrower's specific situation. Any specific number or term comes from a documented conversation with Jesse Fonseca, not from the general information on the site.
Form terms
When you submit a form on the site:
- You confirm the information you provided is yours or that you have authorization to submit it
- You acknowledge the information will be processed per our Privacy Policy
- You accept that we may contact you about your request through the means you provided
- Form submission is not a binding service contract — it's a request for contact
No agency relationship from site use. Browsing, reading content, or submitting contact forms does not establish a formal agency relationship between you and Park Place Realty. The agency relationship is established only when you sign a listing agreement (sellers) or a buyer's representation agreement (buyers). The same applies to the relationship with Geneva Financial: it's formally established only with the corresponding documentation.

Communications
How we contact you, and how you can stop us.
SMS and call communications (TCPA)
If you provide your phone number in any form, you authorize Park Place Realty (and Geneva Financial when you request mortgage services) to contact you by phone and SMS about your request — including possible use of automated technologies. Your consent is not a condition of receiving our services; you can contact us directly through other means.
All phone calls, video meetings, and SMS are handled through RingCentral, our business communications provider. Call recordings and voicemails are stored on RingCentral's encrypted infrastructure and retained while the business relationship is active.
To stop SMS communications, reply STOP to any message. To stop phone communications, write to privacy@parkplacerealtylv.com.
Intellectual property and liability
Ownership, copyright, third-party links, and limits on our liability.
Intellectual property
The site's content (text, photos, graphics, code) is owned by Park Place Realty, LLC or used under license. Don't reproduce, redistribute, or create derivative works of the content without written permission.
The "Equal Housing Opportunity" and "Equal Housing Lender" logos are registered marks used per their terms of use.

What is the relationship between Park Place Realty and Geneva Financial?
Park Place Realty, LLC (NRED# B.0143790.LLC) is a Nevada-licensed real estate brokerage. Geneva Financial, LLC (NMLS# 42056) is an independent mortgage company. Jesse Fonseca operates in both under separate authorizations — as broker of PPR and as Originating Branch Manager at Geneva Financial (NMLS# 393995). The two are legally separate entities with separate terms.
Does submitting a form on the site create an agency relationship?
No. Browsing the site, reading content, or submitting a contact form does not establish a formal agency relationship. A brokerage relationship begins only when you sign a listing agreement (sellers) or a buyer's representation agreement (buyers). The same applies to Geneva Financial — the relationship is established only with corresponding documentation.
How does Park Place Realty handle phone and SMS communications?
If you provide your phone number on a form, we use it to respond about your request. All calls and SMS are routed through RingCentral. We don't use auto-dialers and won't sell your number. You can stop SMS by replying STOP, or stop phone communications by emailing privacy@parkplacerealtylv.com.
